Post-construction window cleaning that makes new glass actually look new.

Fresh construction leaves dust, debris, mortar splatter, silicone, paint overspray and adhesive film baked onto your windows. We remove all of it across Toronto and the GTA — without scratching the glass — so your build passes inspection and shows its best on day one.

Construction dust & debris removal

New-build glass collects things ordinary cleaning can't touch.

Removing construction dust and debris from windows isn't the same as a regular wash. Standard washing smears fine residue instead of lifting it — and dragging trapped grit across coated glass leaves permanent scratches. Each type of debris below needs its own method, tool and dwell time.

Fine film

Construction dust

Drywall, stucco and site dust bonds into a haze that ordinary cleaning just moves around. We flood and rinse it off before any blade touches the pane.

Abrasive

Mortar & concrete

Alkaline and gritty. Softened with the correct dwell solution, then lifted — never dry-scraped across the surface.

Bonded

Silicone & caulk

Left by glazing and sealant crews. Removed with solvent and razor technique that keeps the coating intact.

Overspray

Paint & primer

Spot-treated by paint type so surrounding frames and gaskets aren't damaged in the process.

Sticky

Stickers & adhesive

Manufacturer film and price labels, plus the glue haze they leave behind once peeled.

Mineral

Efflorescence & hard water

Deposits from run-off and curing. Treated before they etch permanently into the glass.

Why "just wash them" backfires: new float and low-E glass is softer and more coating-dependent than people assume. A single pass with trapped grit under a squeegee or blade can micro-scratch an entire elevation — a cost that lands on the builder, not the sub. Our process is built to prevent exactly that.

The method

Two stages. No shortcuts.

Post-construction glass is a two-stage job at minimum: rough debris removal, then a detailed final polish. Skipping the first stage is where scratches happen.

01

On-site assessment

We inspect residue types, glass coatings, access constraints and where your build sits in the construction sequence, then give you a clear, itemized quote — no surprises on invoice.

02

Flood & soften

Panes are flooded to suspend and rinse away loose grit and dust before any tool contacts the glass. Bonded residue is treated with the correct solution and given time to release.

03

Controlled scraping

Only on wet, lubricated glass, using fresh blades and single-direction technique. Coated and tempered panes are flagged and handled with non-abrasive methods instead.

04

Detail wash & polish

Frames, tracks, gaskets and sightlines are wiped down; glass is squeegeed streak-free and edges are detailed. This is the finish an occupant or buyer actually sees.

05

Walk-through & sign-off

We inspect each elevation with you against the light. Anything missed is corrected before we leave — that's the point of a final clean.

Why builders & property managers use us

Insured. Certified. On the schedule.

Insured to $5M + WSIB

Full liability coverage and WSIB clearance — the paperwork your GC and PM need before anyone touches glass on site.

IRATA & SPRAT rope access

Mid- and high-rise elevations get the same finish as the ground, via certified rope-access and swing-stage work.

Scratch-prevention first

Wet scraping, fresh blades and coating checks. We'd rather flag a risky pane than hand you a scratched elevation.

We fit the build sequence

The final clean happens after the messy trades finish, so windows aren't re-dirtied the next day.

One unit to full tower

A renovated condo, a row of townhomes, a storefront build-out or a full curtain-wall high-rise — same standard.

Walk-through sign-off

The job's done when it passes inspection with you present — not when we say so.

When to schedule

Book the final clean once — at the right point in the build.

The most common — and most expensive — mistake is cleaning too early. Polish the glass before the last dusty or wet trades finish and you pay to clean it twice. Post-construction window cleaning should be one of the final tasks before handover, occupancy or listing.

  • After glazing, drywall, painting and stucco/masonry are complete
  • Before occupancy permits, tenant move-ins or unit walk-throughs
  • Ahead of real-estate photography and listing days
  • Following renovations, facade work or a re-glazing project

Post-construction window cleaning — FAQs

Straight answers.

How is post-construction cleaning different from regular window cleaning?
Regular cleaning removes dust and light grime from glass that's already in good condition. Post-construction cleaning removes bonded residue — mortar, silicone, paint, adhesive, stucco — that regular methods can't lift and that will scratch the glass if handled incorrectly. It's a heavier, multi-stage process using solvents, controlled scraping and coating-aware technique.
Will scraping scratch my new windows?
Not when it's done correctly. Scratches happen when glass is scraped dry or with grit trapped under the blade. We flood and lubricate every pane first, use fresh blades in a single direction, and identify coated or tempered glass that needs non-abrasive treatment instead. Scratch prevention is the core of our method, not an afterthought.
When in the construction schedule should windows be cleaned?
As one of the final steps — after glazing, drywall, painting and any masonry or stucco work are finished, and before occupancy, move-in or listing. Cleaning earlier usually means paying to clean twice, because later trades re-dirty the glass.
Do you handle high-rise and hard-to-reach glass?
Yes. Our technicians are IRATA and SPRAT certified for rope-access and swing-stage work, so upper floors and full curtain-wall elevations get the same finish as ground-level glass. We're insured to $5M and WSIB-covered for work at height.
How much does post-construction window cleaning cost?
It depends on residue type and severity, glass count, access difficulty and building height — which is why we quote after a free on-site assessment rather than over the phone. You get an itemized, no-obligation quote, typically within 24 hours.
Can you remove mortar, silicone and paint that's already dried on?
Yes — that's the job. Dried mortar, cured silicone, paint overspray and adhesive haze are exactly what post-construction cleaning targets. Each is treated with the right solution and technique so it releases without damaging the glass or frames.
Are you insured, and does your paperwork clear for our site?
We carry liability coverage to $5 million and maintain WSIB clearance, and can provide certificates of insurance and clearance documentation for your GC or property manager before work begins.
