What builds up in a parkade

An outdoor lot gets rinsed by rain. Your garage never does.

Everything cars drag in during a Toronto winter stays on the slab until someone washes it out. Each of these does its own kind of damage, and a regular wash is what stops it.

Corrosive

Road salt & brine

Chlorides soak into joints, cracks and column bases and reach the rebar. That's what turns into spalling concrete years later.

Slippery

Oil & vehicle fluids

Drips spread across stalls, ramps and turning lanes, set deeper every month and make inclines slick when wet.

Airborne

Tire & brake dust

Fine black dust that gets kicked up by traffic and tracked into lobbies, stairwells and elevator cabs.

Drain-clogging

Sand, grit & silt

Winter sand settles in catch basins and trench drains until a heavy rain backs up and pools on the lower levels.

Seasonal

Leaves & litter

Blown down the ramp every fall, collected in corners and drains, and broken down into a wet layer that holds moisture.

Mineral

Efflorescence & rust stains

White deposits and rust streaks on walls and soffits. We wash them off, and flag where they point to water getting in.

Why washing the salt out matters: garage repair is routinely one of the largest line items in a condominium reserve fund study. Washing winter salt out of the slab every year is the cheapest thing a board can do to slow that down, and the easiest maintenance item to document.

What's included

Parking garage power sweeping and washing, floor to drains.

Every garage is scoped on its own. Take the full program or only what your building needs this season.

01

Power sweeping

A dry pass first to lift sand, grit, litter and fine dust before any water goes down.

02

Pressure washing

Drive aisles, stalls and ramps, using rotary surface cleaners that keep spray off cars and conduit.

03

Spring salt flush

The most important wash of the year: winter chlorides rinsed out of joints, curbs and column bases.

04

Oil stain treatment

Biodegradable degreaser and hot water on stalls, ramps and loading areas with heavy fluid build-up.

05

Catch basins & trench drains

Sediment pulled so wash water and spring melt drain properly. More on catch basin cleaning.

06

Curbs, columns & walls

Lower walls, column bases, curbs, speed bumps and bollards, where salt splash collects.

07

Ramps & entrances

Entry ramps, helical ramps and door thresholds, where most of the winter slush lands.

08

Outdoor surface lots

Condominium and commercial parking lot pressure washing: visitor lots, laneways and loading docks.

How we keep your garage open

One level closes. The rest stay open.

Most condo garages never fully close for a wash. Residents move off one level the night before, we sweep and wash it, it reopens once dry, and then we move down. Here's what a three-level garage typically looks like.

Wash, then re-stripe

Fresh lines need a clean slab. We do both.

Traffic paint won't bond to concrete coated in salt residue and oil. If your stall numbers, arrows, accessible stalls or fire route markings are fading, book the wash and the re-stripe together. The slab gets cleaned, dries, and goes straight into layout and painting, so residents only move their cars once.

TowerCrest also does parking lot line painting for underground garages and surface lots: numbered and visitor stalls, EV spaces, arrows, stop bars and AODA accessible parking markings.

The method

Five steps. Sweep before you wash.

Washing a garage without sweeping it first turns sand into slurry and sends it straight into your drains. The order matters.

01
Step 01

Site walk

We check levels, ramp clearance, drain locations and where they lead, water and power on each level, the worst stains, and your membrane type. Then you get an itemized quote and a phasing plan.

02
Step 02

Notice & phasing

You get a ready-to-post resident notice and a level-by-level schedule. Residents move off one level the night before it's cleaned.

03
Step 03

Dry sweep

Sand, grit, litter and fine dust come up first, so they don't wash into the drains.

04
Step 04

Treat & wash

Degreaser goes on oil stains, then the level is pressure washed toward approved drains, with wash water recovered where the site requires it.

05
Step 05

Drains, reopen & report

Catch basins are cleared, the level reopens once dry, and you get before-and-after photos for your board or owner report.

Wash water & drainage

We confirm where the water goes before we wash.

Garage wash water carries oil, salt and grit. What can go down a drain in Toronto is governed by the City's sewer bylaw, Municipal Code Chapter 681, and the answer depends on where your garage drains actually lead.

Many underground garages route floor drains through an oil and grit interceptor before the building connection. Some ramps, older garages and exterior lots tie into storm. We confirm the drain path with your superintendent or drawings during the site walk, protect any storm-connected drains, and plan to vacuum up wash water when the site calls for it.

Planning note: if your oil and grit interceptor is due for service, schedule it right after the garage wash, not before.

Recommended cleaning calendar

April–MayFull sweep and wash. Salt flush, oil treatment, drains. The essential visit.
June–Aug.Re-stripe while the slab is clean and dry. Spot washing for busy commercial garages.
Oct.–Nov.Pre-winter sweep, leaves out, catch basins cleared before freeze-up.
Dec.–Mar.Ramp and P1 spot cleaning between storms, as needed.

Most condo garages need one full wash a year. High-traffic commercial garages usually need two.

Underground garage cleaning — FAQs

Straight answers.

How often should an underground parking garage be cleaned?+
At least once a year, in spring, to wash out winter salt. Busy commercial and retail garages usually benefit from a second wash in the fall, along with catch basin clean-out before freeze-up.
Do all vehicles need to be moved?+
Only from the level or zone being cleaned that day. You get a phasing schedule and a resident notice. Cars left in a closed zone are cleaned around, not under.
How long does a garage wash take?+
It depends on area, number of levels and how heavy the build-up is. A single-level condo garage is often done in a day; multi-level garages are phased over several days. Your quote includes the schedule.
Will pressure washing damage our traffic membrane?+
Not when it's done correctly. We set pressure and nozzle distance to the surface, use rotary surface cleaners on coated areas, and follow your membrane manufacturer's maintenance guidance. Many membrane warranties call for periodic washing, so check yours.
Is power washing the same as pressure washing?+
People use the terms interchangeably. Strictly, power washing uses heated water, which is what breaks down oil and grease. We use hot water where stains call for it and cold water elsewhere.
Where does the wash water go?+
We confirm your drain path before starting. Water is directed only to drains approved to receive it, storm-connected drains are protected, and we vacuum and haul wash water when a site requires it.
Can you repaint the lines after the wash?+
Yes. We offer parking lot line painting and can re-stripe stalls, arrows and accessible spaces once the slab is clean and dry, usually in the same booking.
Do you clean outdoor condominium parking lots too?+
Yes. Surface lots, visitor parking, laneways and loading docks can be washed in the same visit as the underground garage.
Are you insured for work in our garage?+
TowerCrest carries $5 million in commercial general liability insurance and WSIB coverage. We provide certificates naming your corporation or management company before work begins.
